Construction Management

Pre-Construction Services

Sussex Development understands that most our clients' experiences do not lie in construction. We appreciate that navigating the world of design, land surveys, geo-technical reports, site planning, cost-feasibility studies and traversing "City Hall" can be confusing. Sussex stands ready to help guide our clients in this process and to get the project moving forward.

Cost Engineering

During the development and design stages of a project Sussex Development's pre-construction team works closely with our clients and their preferred architects and engineers to create a viable project. By reviewing and interpreting feasibility studies, Sussex Development can assess construction costs based on current, or projected, market conditions thus aiding in the developmental budget and evaluating the project's finish value.

Value Engineering

After the project design is established, Sussex Development carefully reviews the construction documents. Our professional estimators identify areas of potential cost savings. We then review with our clients areas they can save money.

Scheduling

Before commencing any project, Sussex Development spends quality time with an Owner to better understand their specific concerns and milestones. With this knowledge, our experienced project team generates a baseline project schedule. This schedule is continually updated for the duration of the project and shared with our clients and subcontractors to ensure the project completes on target.

Construction Inspection

There are many inspections that must occur during a construction project. Sussex Development coordinates progress and final inspections with local inspection agencies and assists Architects in requesting special inspections.

Quality Control

Sussex Development takes pride in producing unrivaled quality construction for our clients. In order to achieve this, we maintain the highest level of standards from each of our subcontractors and vendors. Our knowledgeable field personnel inspect product deliveries and installation methods on a daily basis throughout the construction process. In addition, project management and corporate executives personally visit each site at least one time per week to evaluate the project's progress and quality.

Project Close-Out

Our dedicated project management professionals process project close-out materials throughout a project's life to ensure a timely and accurate close out. We provide our clients and architects with a complete close-out CD containing product information, operating and maintenance instructions, warranties, permits and as-built drawings. Sussex Development Corporation retains a copy to assist with our long-term client care process.

Subcontractor Selection

Sussex Development subcontracts out approximately 85% of our work to people we know and trust. We have a select list of subcontractors we use on a day to day basis and know from experience we can trust to get the job done right and on time.
